Property values in the Sylvania historical downtown district in the early 1980's had declined to among the lowest in the city and the number of storefront vacancies was increasing each year. Community leaders and business owners agreed that the deteriorated physical condition and worn out appearance of the downtown street corridors presented a negative image of the community and adversely effected its economic development potential. A public / private partnership engaged E. G. & G. Inc. to organize and direct the Sylvania Downtown Revitalization Project for the purpose of reestablishing a positive downtown district image and recreating an environment conducive to economic development. |

| In close cooperation with the partnership E. G. & G. Inc. prepared design and financing plans, directed implementation strategies and provided construction document / administration services for the project area streetscape infrastructure capital improvements. The four-block phase one project improvements included new sidewalks with decorative brick paving, historical-style street lights, underground utility cables, landscaping and parking. The project also provided downtown business owners with design concepts and matching-grants for storefront and signage renovations. |  |

New or expanded businesses now occupy storefronts and upper floors in the many renovated buildings in the revitalized Sylvania downtown district. The project benefits and accomplishments were recognized by the U. S. Department of Development in its award for Community Development Excellence. E. G. & G. Inc. continues to provide the City of Sylvania with planning and design services for subsequent downtown district improvement projects. |
